Offer terms

Fixed offer terms

Scope, price, deadlines and payment for the fixed price of a sale contract and an application for registration. The terms describe what the price includes, what it does not, and when a case needs individual assessment. The Slovak version prevails.

Updated: 8 October 2026

Subject of the offer

The offer covers the preparation of a sale contract and an application for registration of ownership with the land registry on the transfer of a flat, house or plot of land.

The offer also covers an explanation of the contract and of the procedure before signing. The land registry office decides whether to allow registration; the offer does not extend to the outcome of the proceedings.

The offer applies to standard cases. Cases that require individual assessment are listed in the section What the price does not include.

Price

The price for the scope described above is €80 excluding VAT. VAT at 23% is added, making €98.40 in total.

The administrative fee of the land registry office is not included in the price and is paid separately.

Authorisation of the contract by an attorney can be agreed separately.

What the price does not include

The price does not include the administrative fee of the land registry office, the certification of signatures or an expert opinion. The client pays these costs separately.

The fixed price also does not cover cases that require individual assessment. If one of them emerges when I review the documents, I will tell you and agree my fee for it separately:

  • a pending note on the title deed extract (proceedings on an application for registration already under way)
  • enforcement against the property or against a party's assets
  • bankruptcy or restructuring of a party
  • a minor as a party
  • a party who is a foreign national
  • an inheritance or pending probate proceedings
  • co-ownership with a right of pre-emption (section 140 of the Civil Code)

Procedure and deadlines

I deliver the draft contract and the application for registration within 2 business days of receiving the complete documents.

The complete documents are the title deed extract, the details of the parties, the agreed price and the payment terms. If anything is missing, I will ask for it.

Business days exclude Saturdays, Sundays and public holidays. The deadline applies to the draft contract, not to the decision of the land registry office. The office decides within the deadlines under § 32 zák. č. 162/1995 Z. z..

The client and the relationship with the attorney

My client is the buyer or the seller. The real estate agent is an intermediary and is not my client when the contract is prepared.

The relationship with the attorney arises when a legal services contract is concluded. Sending a request does not create it.

Before concluding the contract, I check whether a conflict of interest arises. If it does, I will not provide the legal service.

Payment

I invoice my fee after delivering the draft contract. I issue the invoice to the client to whom I provide the legal service.

The invoice is payable within 14 days.

Changes to the documents

If the documents or the agreement of the parties change after the draft is delivered, an amended draft may be needed.

I may price the amendment individually. I will agree the price before I start on it.

Confidentiality

I am bound by a duty of confidentiality about everything I learn while providing legal services (§ 23 zák. č. 586/2003 Z. z.).

The duty of confidentiality continues after the legal service has ended. I disclose information about the matter to the real estate agent only with the client's consent.

Referral rewards

I do not pay or accept rewards, commissions or other consideration for recommending clients or for referring a matter (section 29a of Act No. 586/2003 Coll.).

The price under these terms is a fee for a legal service, not for a recommendation.
