Pricing and fees
A fixed price applies to the selected offer. I price other work individually and agree my fee with you in writing before it begins, so that you know your costs in advance. Administrative fees payable to the state are shown separately.
Fixed price
Sale contract with an application for registration
For real estate agents and their clients: a sale contract and an application for registration with the land registry for a flat, house or plot of land in a standard case.
€80
excluding VAT (€98.40 including VAT)
The land registry administrative fee is not included: €50 for an electronic filing and €100 for a paper filing.
Fees
How the fee is determined
The starting point is agreement. We can agree my fee in a legal services contract (a contractual fee). If no fee is agreed, it is determined under Decree No. 655/2004 Coll. on attorneys' fees and expenses (a tariff fee).
A contractual fee can be hourly, fixed or per act of legal service. An hourly fee charges for the time spent on the matter, a fixed fee is a single agreed sum for the whole matter, and a per-act fee is a sum for each act, for example drafting a contract.
Which method suits depends on the matter. A fixed fee works when the scope of work is clear in advance. An hourly fee is used where the scope may change. I will send you a proposed fee in writing and we will agree it before work begins.
Besides my fee, costs may arise for third parties, for example administrative fees, certification of signatures or an expert opinion. I show these costs separately and they are not part of my fee. VAT is added to my fee under the applicable rules.

Factors
What affects the amount of the fee
I propose a specific fee only after reviewing the matter. It is affected mainly by the following circumstances.
Scope and complexity
A simple transfer contract takes less work than an agreement with several parties, conditions and annexes.
Time required
The time needed to review the documents, negotiate with the parties and communicate with the office is decisive.
Number of documents
The price depends on whether there is one contract, several documents, or also an application for registration and other filings.
Special circumstances
Enforcement, bankruptcy, an inheritance, a minor as a party or co-ownership require individual assessment and fall outside the fixed price.
Authorisation of the contract
If you require it, I agree it separately, because it includes verifying the identity of the parties and the lawfulness of the contract.
Costs to third parties
Administrative fees, certification of signatures or an expert opinion are paid separately and are not part of my fee.
Administrative fees
Fees payable to the land registry office
The administrative fee is paid to the state, not to the attorney. I list it so that you can see the total cost of an application for registration. The schedule of administrative fees sets the amount, so the version in force when the application is filed applies.

Questions
Frequently asked questions about prices
How do you determine the fee for other work?
I set the fee individually after assessing the documents and the scope of work, and agree it in writing before work begins. If no fee is agreed, it is determined under Decree No. 655/2004 Coll.
What does the amount of the fee depend on?
Mainly on the scope and complexity of the matter, the time I will have to devote to it, and the number of documents and filings. Special circumstances, such as enforcement or an inheritance, also affect it.
Does the fixed price also apply to other contracts?
No. The fixed price covers a sale contract with an application for registration in a standard case, within the scope set out in the offer terms. I price other contracts and filings individually.
What other costs may arise?
Besides my fee, there may be the land registry administrative fee, certification of signatures or an expert opinion. These costs are paid to third parties, not to me, and I show them separately.
What if the documents change after the draft is delivered?
If the agreement of the parties or the documents change, an amended draft may be needed. I will agree the price of the amendment before I start on it.
Are the prices stated with VAT?
I state prices excluding VAT. VAT at 23% is added. For a fixed price, the amount including VAT is shown next to it.
Is the land registry fee included in the price?
No. The administrative fee is paid separately to the land registry office. Its amount depends on the method of filing and on whether the proceedings are expedited; the values are in the table above.
When and how is the fee paid?
For a fixed price I issue an invoice after delivering the draft, payable within 14 days. For an individual fee, the payment terms agreed in the legal services contract apply.
Do you have a question about the price?
Describe the matter and send the documents. I will propose my fee in writing before work begins, so that you know what the whole procedure will cost.
